Over the past two months we’ve seen some fantastic achievements here at Merrifields. It’s been an exciting time. Join us as we look back on some of our standout moments and celebrate our team's hard work.
57 St John's Street
57 St John’s Street is a great example of smooth property management. When the tenants, Wolf & Arrows Tattooing, gave notice to vacate, we ensured the process was handled efficiently. We managed the dilapidations at lease end, made sure the building was properly decorated and repaired as well as completing all the necessary documentation to protect our client. This thorough approach meant we quickly found a new tenant, minimising any potential void period for our client. This highlights our commitment to effective property management.
Mundford Road Trading Estate
We recently announced our new role managing the common areas at Mundford Road Trading Estate in Thetford. Just a short 0.5-mile hop from the A11, this bustling estate is home to many established businesses.
Through a Service Charge, we’ll be handling the shared spaces, aiming to increase the estate’s overall management and make it a more inviting place for all the businesses and their customers. It's about creating a better atmosphere for everyone here and we're looking forward to seeing the positive changes ahead.
Edmunds Cocktails
Ever heard of Edmunds Cocktails? They're a bottled cocktail company based right here in Suffolk. This autumn, we had the pleasure of helping them secure a new home at Warton Point, part of the new Snetterton Business Park development. This modern industrial and distribution hub is perfect for a growing business like Edmunds Cocktails.
But that's not all. Two more units are already under offer and we still have four available. If you want to join this community, get in touch with Mark on 01284 700700 or mark@merrifields.co.uk for more information.
3 Northgate Street Business Park
One of our achievements this past month has been the off-market transaction at 3 Northgate Street Business Park. We have managed this building for many years and the successful sale marks a significant breakthrough for our long-standing client.
This story shows our dedication to ensuring the best outcomes, even in off-market scenarios. Well done to everyone involved in this accomplishment.
Manor Park Great Barton
We achieved a key win for the tenants at Manor Park Great Barton by successfully appealing the business rates, reducing the rateable value. This means substantial savings for both tenants and the landlord, helping keep the offices competitive.
Navigating the Check Challenge Appeal process with the Valuation Office Agency involved close collaboration with tenants. Our team, including professional surveyor Paul Robbins, worked hard to secure this outcome. We also managed to find additional space for an existing tenant and relocated another to facilitate new lettings.
