Our work with Breckland Retail Park

In July 2024 Merrifields were pleased to let the final unit at Breckland Retail Park in Thetford. Now home to Shoe Zone, the site is now fully occupied and also accommodates B&M, Home Bargains, The Food Warehouse, Hughes Electrical and Greggs. This marks a significant achievement in creating a cohesive shopping destination for the local community.

Our involvement in this development began back in 2009, originally selling the industrial “Viking” site, that was originally the Thermos factory. We were re-instructed as agents for the purchaser and assisted in the collaboration of a planning, design and construction team to bring forward the new Retail Park Development.

Here is a timeline of our involvement over the years…

In 2009 our agency team was instructed to sell the former Thermos and Tulip Factory site, it comprised approximately 14 acres of industrial land with several obsolete factories. Following an extensive marketing campaign, which included a long-term conditional contract and an unsuccessful planning application for an ASDA supermarket, the site was now available for new opportunities.

In 2016 we finalised the sale of the remaining Tulip industrial land and buildings to a commercial developer. The developer instructed Merrifields to assist in developing a new scheme for the site. Our agency team assisted the client in assembling a multi-disciplined team of architects and planning consultants to secure consent for a retail park on the old Viking site.

In 2018 Merrifields agreed a pre-let agreement with B&M to anchor and facilitate the construction of retail park scheme. Construction commenced in 2019.

In 2019 our management team was instructed to oversee the asset and property management of the retail park, including rent collection and service charge management.

Our agency team successfully secured additional retail tenants, including Home Bargains, The Food Warehouse, Greggs, Hughes, and Shoe Zone to complete the scheme.

This project stands as a testament to our team's dedication, expertise and collaborative efforts with various stakeholders. The retail park not only provides a convenient shopping destination for the local community but also contributes to the area's economic growth. We are excited to continue supporting the development and success of Breckland Retail Park, ensuring it remains a foundation of Thetford's retail landscape for years to come.
